Opened with some of the outermost cardboard layer torn- see photos. No water damage, never completely removed from box, I do not see the instructions, but they are available online if not included. Otherwise looks complete, a booklet included to wire a dollhouse for lighting. Weighs about 26 lbs and measures about 30 x 20 x 5. For shipping, it will be put inside another box to protect it further (increasing weight and size).
